Limited Licensee Condominium Manager

Condominium management is a growing industry, and demand for qualified condominium managers continues to rise. In Ontario, there are approximately 12,690 condominium corporations and 4,034 licensed condominium managers.

We are currently seeking Limited Licensee Condominium Managers to join our dynamic team.
Five Rivers is known for delivering responsive, high-quality management services for a wide range of condominium types, including stacked homes, townhomes, mid-rise and high-rise buildings, and vacant-land condominiums.
Role summary
In this role, you will support a fully licensed Condominium Manager in managing a portfolio of condominium properties. Over a two-year period, you will work toward becoming fully licensed while completing required training courses (some outside regular business hours).
Key responsibilities
- Support day-to-day operations for assigned condominium communities.
- Coordinate maintenance and repairs to help ensure properties are well maintained and aligned with governing documents, rules, and applicable requirements.
- Liaise with contractors, vendors, and service providers to resolve issues promptly.
Property operations
- Assist with developing and managing annual budgets for condominium corporations.
- Review invoices and support approvals in accordance with internal processes.
- Review and interpret monthly financial statements.
Financial management
- Serve as a point of contact for residents and service providers, responding to inquiries and concerns.
- Support clear, timely communication with residents (including through the community website, where applicable).
- Work closely with the Board of Directors to support implementation of policies and decisions.
- Coordinate with service providers to support community operations.
Community relations
- Support compliance with condominium requirements and best practices
Legal and regulatory compliance
- Strong organizational skills with the ability to prioritize effectively
- Excellent written and verbal communication skills
- Strong problem-solving skills
- High attention to detail
- Proficiency with Microsoft Office (Word, Excel, Outlook)
- Self-motivated with a strong drive to learn and grow

Requirements
Qualifications and skills
- Reliable vehicle and valid driver’s license
- Must have, or be committed to obtaining, a Condominium General License (includes required courses at the candidate’s cost and a police record check)
- Availability for after-hours emergencies and evening Board meetings
